Every booking that arrives through an online travel agency costs you commission, and for Indian hotels that commission typically sits between 15% and 25% of the booking, according to Profit Labs. Across independent hotels worldwide, OTAs now account for 63.4% of bookings, based on 90 million bookings analysed for Cloudbeds' 2026 State of Independent Hotels Report.
OTAs are useful: they put your property in front of travellers who would never have found it otherwise. The problem starts when they become the only way guests book, including guests who already know your name. Those bookings belong on your own website, and most hotel websites lose them to slow pages, clumsy booking flows and unclear prices.
This hotel website checklist covers the 30 things that decide whether a visitor books direct or drifts back to an OTA. It is written for owners and marketing heads of hotels, resorts, boutique stays and villas, with notes specific to India: UPI, GST-inclusive pricing, WhatsApp and the rules on how prices are shown online.

- Gives a reason to book direct: a perk the OTA listing cannot match.
- Answers questions before they are asked: rooms, policies, location and what is included.
- Shows up when guests search for you: on Google Search, Maps and the hotel booking module.
Why Your Website Is Your Most Profitable Booking Channel
The case for direct bookings is simple arithmetic. On a ₹6,000 room night, a 20% OTA commission is ₹1,200. On a three-night stay, that is ₹3,600 leaving your business on a single booking. Across a season, commission quietly becomes one of your largest costs.
Commission is not the only difference. The same Cloudbeds report found OTA bookings were cancelled at a rate of 21.8%, more than double the 10.6% rate for direct bookings. Direct guests also give you their contact details, which is what makes the next stay possible without paying commission twice.

The Hotel Website Checklist: 30 Must-Have Features
The checklist is grouped into seven areas. Score each item honestly: yes, partly or no. Anything marked "no" in the first two groups is almost certainly costing you bookings today.
1. Booking Engine and Checkout
- A booking button on every page: a sticky "Book Now" bar on mobile and a date picker on the first screen of the homepage on desktop. Nobody should have to hunt for how to book.
- A booking engine that feels like part of your site: a third-party engine is sensible, but it should carry your logo, fonts and colours and ideally sit on a subdomain of your website. A jump to an unfamiliar-looking page at the payment step is where guests lose confidence.
- Three steps or fewer from dates to payment: choose dates, choose a room, pay. No forced account creation and forms that autofill properly on mobile.
- The full price shown upfront: show the total including GST from the first rate on screen. Since 22 September 2025, rooms up to ₹7,500 a night attract 5% GST and rooms above that attract 18%, as ClearTax explains, so a competitive-looking rate can jump at checkout if taxes appear late. India's Central Consumer Protection Authority also lists "drip pricing" among the 13 dark patterns in its 2023 guidelines (see this summary by AZB & Partners).
- Payment methods Indian guests actually use: UPI, cards, net banking and wallets. UPI processed 24.51 billion transactions in August 2026 alone, according to NPCI data reported by MediaNama. If you host international guests, make sure foreign cards work. If you take an advance, say so before the payment screen.
- Instant confirmation on email and WhatsApp: booking reference, dates, amount paid, directions and a contact number, within seconds. It stops guests calling the front desk to check.
- The cancellation policy next to the price: not buried in the terms. Guests compare flexibility almost as closely as price.
- A clear reason to book direct: breakfast included, an upgrade when available, early check-in or airport pickup, stated on the homepage and again in the booking engine. Perks are usually safer than undercutting OTA rates, because some OTA contracts contain "narrow parity" clauses that stop your website publishing a lower price. India's competition regulator acted against wider parity obligations in its 2022 order against MakeMyTrip-Goibibo but indicated narrow parity may be justifiable, as this Cyril Amarchand Mangaldas analysis explains. Read your contracts first.

- Designed for phones first: start from the mobile screen rather than shrinking a desktop layout. Thumb-sized tap targets, short menus and no pop-ups covering the booking button.
- Passing Core Web Vitals: Google's thresholds for a good experience are a Largest Contentful Paint within 2.5 seconds, an Interaction to Next Paint of 200 milliseconds or less and a Cumulative Layout Shift of 0.1 or less (web.dev). Speed pays: in a Google-commissioned study of 37 European and US brands by Deloitte and 55, travel sites saw a 10% improvement in booking rates from a 0.1-second improvement in mobile site speed (Milliseconds Make Millions).

- Tested on a mid-range Android phone on 4G: your team reviews the site on fast laptops. Your guests do not. Walk through the full booking journey on a typical phone every quarter.
3. Rooms, Rates and Content
- One page per room type: size, bed type, occupancy, view, amenities and a starting rate, with a booking button that pre-selects that room.
- Real, current photography: every room type, bathrooms, views, common areas and food. Photos that no longer match reality turn into poor reviews. Add descriptive alt text too.
- A location page that does real work: a map, travel times to the airport, railway station and main attractions, and parking details. It is also one of your strongest pages for search.
- Clear house policies: check-in and check-out times, ID requirements, whether local IDs are accepted and rules on children, extra beds, pets and couples. Every answer on the site is one less repeated phone call.
- What is included and what is extra: breakfast, transfers, taxes, pool or spa access and service charges. Ambiguity here is where direct bookings lose to OTA listings that spell it out.
- An FAQ built from real guest questions: ask your reservations team what guests ask on WhatsApp every week and answer it on the site.
4. Trust and Contact
- Genuine guest reviews: recent reviews with their source, such as Google or Tripadvisor, rather than anonymous quotes.
- Contact options in one tap: phone, WhatsApp click-to-chat and email on every page, with details that match your Google Business Profile exactly.
- Visible legitimacy: HTTPS everywhere, a recognised payment gateway, your registered business name and GSTIN in the footer and working privacy, terms and cancellation pages.
- No fake urgency: untrue "Only one room left!" messages erode trust, and false urgency is another dark pattern named in the CCPA guidelines. Scarcity messages must come from live inventory.
5. Search Visibility
- Own the search for your own name: people searching your hotel by name are close to booking. Use a title tag with your hotel name and location, and point your Google Business Profile to your website, not an OTA.
- Hotel structured data: mark up your pages with the schema.org Hotel type, including address, check-in times, amenities and star rating.
- Google free booking links: Google can show your official site and rate in its hotel booking module alongside OTAs, with no cost for clicks, according to Google's Hotel Center Help. Hotels usually take part through their booking engine or channel manager, so ask your provider.
- Content for searches that come before your name: travellers search for places and experiences before hotels. 6. Guest Data and Repeat Bookings
- Booking conversion tracking: analytics that follow visitors from your site into the booking engine and through to a completed booking. Without it, you cannot tell whether a change helped.
- Consent-based guest communication: collect email and WhatsApp opt-ins at booking with a separate consent checkbox, then use them for pre-arrival details and post-stay offers. India's Digital Personal Data Protection Rules were notified in November 2025, with notice and consent obligations in force from 14 May 2027, according to Shardul Amarchand Mangaldas. 7. Accessibility and Ownership
- Accessible to every guest: aim for WCAG 2.2 Level AA: good contrast, keyboard navigation, labelled forms and alt text. Describe accessible rooms precisely, with door widths and step-free access, not just a label.
- A website you own and can update: domain, hosting and content in your business's name, and a CMS your team can use to change rates, offers and photos without a developer. Add backups, security updates and uptime monitoring.
